Elyon
Villa Project
Not defined by walls.
Defined by the horizon.
Elyon is an architectural response to the dramatic landscape and light of South Crete. The residence sits upon a privileged hillside in the Saktouria/Agios Pavlos region, looking uninterrupted across the Libyan Sea toward the Paximadia Islands — one of the most arresting views in all of Crete.
The architecture emerges organically from the land. Rather than imposing a form onto the hillside, the natural and regulatory boundaries of the plot have shaped the geometry of the residence. Natural Cretan stone grounds the contemporary structure in its setting, creating a dialogue between modern form and traditional materiality that is entirely of this place.
This is a fully designed and permitted project — ready for immediate execution. The difficult, time-consuming work of concept development and legal clearance is done. The future owner steps in at the ideal stage, with room to shape the final atmosphere through their own selection of finishes.

Two levels.
Two distinct worlds.
Elyon is organized around a clear duality: the communal vitality of the upper level and the absolute privacy of the lower. Together, they give the residence the character of a private estate — capable of operating equally as a family home or a boutique design retreat.
Agios Pavlos, South Rethymnon
Saktouria occupies the raw, sparsely developed coastline of South Rethymnon — a part of Crete prized by international travelers for its authenticity and dramatic natural setting. The site sits on a hillside in the Agios Ioannis area, where archaeological clearance has been granted despite the plot's proximity to a former Minoan refuge settlement and a WWII bunker.
The area is experiencing growing interest from design-conscious buyers and vacation rental operators drawn to its unspoiled coastline, low-density development rules, and access to some of Crete's most celebrated beaches.
A de-risked entry into luxury Cretan real estate
The full building permit is valid and in place. In a region where such permissions are increasingly difficult to obtain, this represents a significant and transferable asset — removing months of uncertainty from the process.
The zoning between suites and social spaces allows Elyon to function as either a private family villa or a high-end design-led rental retreat. The location qualifies for Golden Visa and short-term rental use.
Spatial planning, permitting, and architectural identity are complete. The selection of finishes, materials, and atmosphere remains open — a rare combination of resolved framework and personal authorship.
